Why inspect before you move in?

An empty apartment is easier to inspect and treat. There are no full cabinets, beds to dismantle, or family members who need to leave. The technician can reach every corner without obstructions.

Once the furniture arrives, everything changes. Cockroaches hide in closets and appliances, and bed bugs move into your new beds and sofas. Treatment then takes longer, requires preparation and removal, and may even be repeated. That's why inspection before moving in is cheaper and easier than treatment afterward.

Another reason is that if you discover the problem before signing the handover or in the early days of the lease, you have documented evidence to help you communicate with the landlord or developer. However, after months of living there, it becomes more difficult to prove that the problem existed before you moved in.

In the cities of Hijaz specifically, apartments that remained closed during the long summer may become infested with cockroaches in drains and service rooms, and they suddenly appear after the first operation of the water and air conditioning.

What do we check?

The inspection includes all internal spaces and external areas attached to the unit:

  • Kitchen: Upper and lower cabinets, behind the refrigerator and oven, and the sink drain.
  • Toilets: floor drains, pipe openings, and behind the cabinets.
  • Bedrooms: Cracks in the walls and floors, built-in wardrobes, and electrical outlets.
  • The furniture found in furnished apartments: mattresses, beds, sofas, and curtains.
  • Doors and windows: gaps that allow insects and rodents to enter.
  • The maid's room, the storage room, and the roof, if any, are often neglected areas.
  • Signs of rodents: droppings, gnawing marks, and holes around pipes.
  • Signs of termites in doors, wooden frames, and false ceilings, especially in ground-floor villas.

What do you receive?

After the examination, you will receive a written report that includes:

  • Clear findings: No infestation, or an infestation with the pest identified.
  • Photos documenting each finding and its location in the unit.
  • Weaknesses that may allow pests to enter later, with a recommendation to fix them.
  • Recommended treatment, if needed, and its expected scope.

You will receive the report via the client portal or on WhatsApp, and you can share it with the owner or developer.

If we find an infestation

We treat them before you move in. Treating an empty apartment is faster and more effective, and you don't need to vacate your home. We'll tell you the required ventilation time before you bring in furniture, and we often recommend not wiping the treated areas for 24 hours to keep the product effective.

Depending on the pest, we use cockroach control, bed bug control, or rodent control, with a 30-day guarantee covering the treated pest.

Checking used furniture for bed bugs

Buying a used sofa, bed, or mattress is one of the most common ways bed bugs enter homes. The insects and their eggs hide in seams and crevices in wood, and are not easily visible.

Before bringing any used item into your home:

  1. Check it yourself with a lamp at the seller's: the seams, the bottom of the cushions, and the wooden corners.
  2. Look for small dark spots, light-colored shed skins, or flat brown insects.
  3. Don't just focus on the cleanliness of the visible part; bed bugs are not associated with dirtiness.
  4. If you have any doubts, ask us to examine the item before bringing it in, and it can be treated outside the home if needed.

For landlords and property owners

If you own rental units, screening between tenants protects you from three problems: a complaint from the new tenant in his first week, the spread of infestation to neighboring units, and a dispute over who bears the cost of treatment.

We offer landlords an inspection upon each tenant's departure, with a photo-documented report illustrating the unit's condition before handover. For those owning multiple units or an entire building, a recurring inspection program can be arranged at a special rate.

In apartment buildings, treating a single unit is insufficient if the infestation is widespread, as cockroaches and bedbugs can spread through shared plumbing and walls. Therefore, we recommend inspecting adjacent units as well when an infestation is discovered in one unit.

Frequently Asked Questions

Q: How long does the examination take?

It depends on the unit’s size. An average apartment usually takes [inspection duration], while a villa takes longer.

Q: The apartment is new and no one has lived in it, does it need to be inspected?

Yes, in many cases. New buildings may contain cockroaches in the drains or termites from the construction phase, especially if they have remained closed for a long time.

Q: Do I need to be present during the examination?

It's not necessary. Just give us the key or have someone come on your behalf, and we'll send you the report and photos.

Q: Does an inspection mean you will carry out treatment immediately?

No. The examination is a separate service. We give you the results and a recommendation, and you decide if you want treatment.

Q: Can you inspect the furniture before buying it from the seller?

This can be done within the service cities depending on the seller's location and availability of an appointment. Contact us to arrange a visit.
